The masterplan for a new housing development north of South Woodham Ferrers, has recently been submitted and approved. The site promoters are Countryside Properties, Essex County Council Property and Bellway/Speakman. The site promoters will now prepare and submit an outline planning application and a reserved matters planning application containing more in depth details. Masterplans are a crucial part of the building development process, moulding and shaping the living spaces loved by many.
The function of masterplans is to :-
The plan stays in line with the Local Plan, which stipulates what the development will include. The South Woodham Ferrers development will include approx 1,000 new homes, of varying size, incorporating affordable options. There will be 5 serviced plots intended for travelling Showpeople and 2,900 square metres of business and retail floorspace. A new primary school and nurseries are also possibly in the pipeline catering for young families. Various other community facilities are planned, along with changes and upgrades to general infrastructure.
Local landscape and wildlife, along with historic features and buildings will be respected, and flood management is also on the agenda, This early stage masterplan is the result of many consultations with professionals and the public, covering the areas from Willow Grove in the west to land around Bushy Hill in the east. Objections have been raised and are being looked at carefully, as some residents say the development will ‘split the town in two’.
South Woodham Ferrers is within the borough of Chelmsford, which will see over 21,000 new homes built in the next 18 years. The plan was declared legally compliant and sound, once a number of changes were implemented. The green light received means that the city council can now formally go ahead with the plan. As with numerous other projects throughout the UK, the long term strategy for this location has been carefully designed. It has taken into consideration housing, shops, employment, open spaces and infrastructure. The high standards imposed by the government will also ensure that all of these factors are dealt with in an appropriate and sustainable manner. There is a targeted date of 2036, by which time the council intends to have built a total of 21,893 new homes
North of Chelmsford, popular new garden communities will comprise of 4,500 new homes, improving the living experience by the addition of plenty of greenery. Councillor Stephen Robinson, Leader of Chelmsford City Council, said: “We are delighted to receive the Inspector’s Report which concludes that the Local Plan will provide an appropriate basis for the planning of the council’s area.
“It now allows us to make arrangements to formally adopt the plan as council policy. We will use this plan to deliver more infrastructure to go with development, genuinely affordable housing and to ensure that it is really sustainable.”
